Elms are temperate decidious trees. Kept indoors they will die sooner or later. Move your tree outdoors. First in full shade and then gradually over a period of 4-6 weeks move into more and more sun. If it get scorced by the sun move back a bit. Once transfered to full sun, leave it there for the future.

Hmm, I looked closer at the photos, this is not an elm. Proboably a result of mixing up lables where you bought it. You need to figure out what species it is.

I agree not an Elm, not sure what as the leaves are not helpful. Still a result of being inside though.?

thank you, I think it's a sweet plum...? can be ket indoors apparently... I think it might be getting not enough light but the leaves look burnt, I'll try more light, I don't have an outside space, many thanks, Ben

It could be a sweet plum. If it is, overwatering is not possible. They love wet feets.
I doubt sageretias can be kept alive in livingroom conditions long term. They are listed as zone 8-9 tree. Only very few tropical understory trees can be kept healthy in livingroom conditions long term, but even they will be better outdoors when temperature alows.
Indoor is a term used by the industry for trees that needs to be produced in greenhouses (technically indoors), Indoors does NOT mean livingroom conditions.
My take on it is that if you do not have any outdoor space grow crassula as a bonsai or look into another hobby.
