Fungus game plan

Hey botanists!!
I think I have fungus on my Fukien tea. See pic below.
If this is fungus what’s the plan? Stop misting? Natural fungicide? Removal of effected leaves?
I don’t want to do that as the effected leaves are pretty big. What is the appropriate humidity for this plant?

I feel like I’m getting closer.
I got the yellow leaf turnover thing. Then these grey spots. That’s the only history I have with this tree.
Just want to know if you all think it’s fungus and if it is what I should do...
User Clicio said he thinks it’s fungus. I just need a game plan to keep from spreading, and judging on the pics I’ve seen I would appreciate more opinion and techniques to eliminate said hypothetical fungus.

IF it is a fungus, you need to get 2 things sorted:
- Reduce / stop the spores from moving and germinating. So keep the plant from becoming wet
- Remove the source of spores. So remove affected leaves
I am not sure it is a fungus, but do not have a better idea.
